2023-2024 Fiscal Year Budget Approved

Hello Pinehurst Hills Owners!
This is a courtesy notice that the Board of Directors approved the budget for the 2023-2024 fiscal year during their regular session meeting on February 21, 2023.
The Board is proud to announce that there will be no increase in assessments for the next fiscal year and your monthly assessments will remain at $202.
Will I receive a copy of the new budget? Owners will be receiving a copy of the new annual budget via mail and email for those registered with the Resident Portal at the beginning of March. A copy will also be saved in the Budget folder under My Documents on your Resident Portal.
What do my assessments pay for? This question often arises and the Board wanted to provide owners with an overview of this information.
- Utilities (20%) – This category includes water and electricity for the community.
- Landscape (33%) – This category includes the monthly landscape services and as-needed irrigation repairs.
- Common Area (5%) – This category includes general maintenance and services for pest control, street sweeping, and parking enforcement.
- Administrative (14%) – This category includes costs for the association’s insurance, taxes, legal services, management services, and required correspondence to owners (i.e. budget, annual review/audit, non-compliance letters, etc.)
- Reserve Funding (28%) – This category includes funding for the association’s repair / replacement of major common area components such as asphalt, mailboxes, landscape, tree maintenance, etc.
